    Political reform and the form of the city – Reading through the adoption of modern planning in Tehran using space syntax

    With the discovery of abundant oil resources and the bold agenda of the former monarch of Iran, a rigid and ambitious political reform was introduced in the country. Adopting a western way of economic development, these political reforms sought to not only change the social arrangement in the country but also change the way the country was looked upon. This set path for a series of radical and quick changes in the way everyday life of the city dwellers was facing. Given the importance of the industrialization in these political reforms and moving away from a labour-intensive economy, top-down modern master-planning changed the way the cities were thought of and in turn the way they meant to be serving the political agenda. In time for the rise of the modern methods of material production and vehicular-based strategic planning, the capital city of Tehran became the most prominent subject to these changes in terms of patterns of development and settlement schemes. Through a conversation between the planning and policy-making documents and a quantitative analysis of the built city, this research seeks to ask how the change in the political agenda and the approach in city making logic shapes the modern metropolitan area of Tehran and what are the fundamental differences between the process of growth in the built environment before and after the implementation of these changes. The analysis here shows that the fundamental change in the city of Tehran happened after the WWII that a series of development policies changed the logic of city making, and in turn the way the city grew and functioned afterwards.

    Exploring the Effects of Tourism on Fringe Belt Areas: The Case of Antalya, Turkey

    It is inevitable for cities to change their conditions over time and to undergo physical changes depending on new development decisions. Tourism activity is one of the important factors in the development of the city and the effect of tourism activities on urban development in the Antalya region which has been chosen as the study area, is observed. Antalya, which is a port city in the southern region of Turkey, still retains the combined traces of Romans and Turks. The first settlement in Antalya started in the Old Town which is inside the city walls, and it did not change for many years and went through serious changes after 1980 due to tourism investments and decisions. Fringe belt areas have been seen as planning areas as a result of rapid development and the need for new tourism areas, and fringe belt areas have undergone characteristic changes. In this study, plan analysis has been made by examining the master development plans of Antalya in different years from the 1920 Scarpa map of Antalya to the 2021 satellite image and it is aimed to contribute to the literature by analyzing the changing nature of the urban fringe belts in the touristic-historical city.

    A Historico-geographical approach of Fringe-Belt Phenomena in Kadıköy, Istanbul

    Fringe-belts are significant in determining the spatial growth cycles and relationships of poly-centric cities such as Istanbul, where rapid urbanization accelerated with the land use changes. Kadıköy, located on the Anatolian side of Istanbul, is not only a primary transfer and cultural center and secondary central business area, but also a primary urban transformation area today. While Kadıköy, which formed the outer fringe-belt of Istanbul until the mid-1800s, completed its spatial development on the basis of the building block in the 1990s; it has been going through a renewal process on the building scale for the last 20 years. This study targets the analysis of the formation and modification of fringe-belts in Kadıköy's historical settlement area and its immediate surroundings with direct/indirect actors in a historico-geographical approach. Concordantly, the ‘fringe-belt theory’ constitutes the methodology of the study. The land utilizations of fringe-belts in Kadıköy are analyzed comparatively by overlapping the historical city map, periodic satellite images and zoning plan; and the results are also digitized. The findings, while revealing whether fringe-belts should be recognized in urban policy-making and planning for megacities with historical and natural heritages, question the role of fringe-belts within the scope of ongoing and future urban projects.

    Residential real estate financing and urban form in Latin American medium-sized cities: Comparative study between Concepción (Chile) and Mendoza (Argentina)

    The financialization process, understood as the growing influence of financial actors and financial institutions in the domestic economy, has left an important trace on the development of the great capitals of Latin America. Indeed, in the last thirty years Latin America has reached the highest degree of urbanization on the planet and its large megacities are important attractors of financial capital, whose investment capacity far exceeds that of traditional local actors. Over the last two decades, financialization has increasingly influenced the real estate market, making housing take on a growing value as a financial asset rather than as a fixed asset. This new condition has largely marked the physical transformations of these large cities both in terms of expansion of the urban sprawl and location of new urban developments as well as residential building morphology and public space. However, the way in which this process affects medium-sized cities in the region has hardly been studied. This paper makes a comparative analysis of the recent development (2010–2020) of two medium-sized Latin American cities, Concepción (Chile) and Mendoza (Argentina), observing the way in which it has happened (both in terms of distribution of urban growth and housing typology) and trying to stablish links with local regulations and the way in which real estate developers and their investment capacity favour the emergence of differentiated residential types.
